Method of sale: Tract 1 will be sold as 4.66+/-acre acreage and will remain sold. Then the farmland will be sold per acre x 32.19 acres unless buyer of acreage does not purchase the 3.63 acres then total acres will be 35.82. Tract 1 will be sold and then tract 2, tracts will not be combined.

Taxes: The current Real Estate Taxes according to the Sioux County Treasurer are $2622.00 per year combined for tracts 1 and 2. Seller will pay the 2018 taxes which are due and payable in March and Sept of 2019.

Possession: Possession of the farmland will be when current crop is harvested. Possession of acreage site will be upon closing day.

Terms on Tract 1 & 2: Purchaser(s) will be required to pay a non-refundable $25,000.00 of the purchase price on the acreage site and 15% non refundable of purchase price on the farmland as earnest money deposit on the farmland and acreage site, and also agree to enter into a purchase agreement with the remaining balance due and payable on closing day on or before November 9, 2018 when the buyer shall receive a clear and merchantable title to the property.
