Real Estate Taxes: According to the Sioux County Treasurer, the current net Real Estate taxes for Tracts 1 and 2 combined are approximately $3458.00 per year. Seller will pay all real estate taxes which would become delinquent if not paid by Sept. 30, 2016, as well as all prior taxes.

Possession of Farmland: Possession of farmland/pasture and building tract will be given closing day March 29, 2016.

Terms for tract 1 and 2: Purchaser(s) will be required to pay a non-refundable 15% of the purchase price immediately following the auction and also agree to enter into a purchase agreement with the remaining balance due and payable on closing day March 29, 2016 when the buyer shall receive a clear and merchantable title to the property.
